Clark revived this stalled project that was suffering from project overruns. CCLLC was able to work with the architect and owner to develop $250K of accepted value-engineering options to allow for the completion of this project. Changing the HVAC system from radiant heat throughout to radiant heat on the first level and forced air upstairs saved thousands of dollars. Simple steel substitutes for the railings led to further cost savings without sacrificing design. The numerous slab and architectural concrete pours, including the creation of soaring 30-foot-tall interior concrete walls, were particularly difficult as they were formed on top of the previous contractor’s work. The driveway of this island waterfront home is so steep that materials had to be walked or trucked there via a small 4-wheel drive vehicle. Viroc exterior panels and abundant steel are softened by the prolific use of clear cedar and ipe decking. The dramatic front entry is punctuated with an ipe bridge and steel railings.
